Landlord reference form for previous tenancies
A reference from a previous landlord is one of the most useful pieces of information for a new one. This compact form asks the referee for their name and email, the tenant's name, the dates of the tenancy and three yes or no questions: was the rent paid on time, was the property well kept, and would you rent to them again. There is a space for anything else.
Who it is for
- Landlords and agents checking an applicant's history
- Tenants who ask their former landlord for a reference
- Property managers who want references in a consistent form
When to use it
Send the link to the previous landlord, who can answer in a minute from a phone. Short, specific questions produce honest answers more often than an open request for a letter.

The PDF your respondents receive
Each reference becomes a PDF with the referee's details and answers. Keep it with the application file. It is the opinion of the referee, so treat it as one input among others.

Questions people ask
- Does the tenant see the reference?
- That depends on how you handle it. People may have the right to see data held about them, so be careful what you record and keep it factual.
- Can I add questions about the deposit or the notice given?
- Yes. Add whichever questions are useful to you.
- Is the referee verified?
- No. Fillfold does not verify identity. Call the referee, or compare with the details given in the application, if it matters.
